Maintenance
Just as you would for your family vehicle, regular maintenance will ensure your furnace and air conditioner are operating safely and as efficiently as it was designed to. It will help increase the lifespan of your Home Comfort System and reduce the possibility of an unexpected and inconvenient breakdown.
It can reduce your heating and cooling bills. The old saying, "an ounce of prevention is worth a pound of cure" is why we encourage regularly scheduled maintenance.
Preventative Maintenance Checklists
Maintenance / Tune Up for Air Conditioning (SPRING)
- Discuss customer questions or concerns about their system
- Test for proper operation of thermostat
- Check blower motor operation
- Check external wiring
- Check filtration and make recommendations
- Check condensate line and drain pan connection
- Check return and supply temperature (Delta "T")
- Clean evaporator coil if required by Delta "T" (additional charge)
- Clean outside coil and note any damage
- Check Fan Motor amperage and performance
- Check compressor amperage and performance
- Clean evaporator coil if required by Delta "T" (additional charge of $55)
- Check suction line pressure
- Check discharge pressure
- Superheat/Subcooling as required, recording inside and outside ambient temperature
- Check piping insulation
- Check contactor operation and capacitor condition
- Start and stop unit
- Provide customer with a completed checklist and any recommendations
Maintenance / Tune Up for Furnace (FALL)
- Discuss customer questions or concerns about their system
- Test for proper operation of thermostat, instruct if needed
- Check filtration
- Clean blower compartment and oil motor
- Check fan belt for cracks and tension
- Clean pilot burner/flamesensor
- Replace thermocouple if required (additional charge $25)
- Check and clean burners and combustion chamber
- Test combustion safety controls
- Visually check heat exchanger for cracks and carbon build up
- Check combustion/ventilation system
- Test vent damper
- Check vent connector
- Check venting intake and combustion piping
- Clean condensate lines and check condition
- Test condensate pumps for proper operation and noise
- Run and test unit
- Conduct temperature test (Delta "T")
- Carbon Monoxide test
- Reset thermostat to customer setting
- Provide customer with completed checklist and recommendations

Furnace Maintenance / Tune up $100 + tax
Combined Maintenance/Tune Up Special (weather permitting) $175 + tax
